Green electricity purchase will result in ‘Zero Emission’ office building, says developer

Fieldgate Commercial Properties in co-operation with ZeroCarbon Inc., have applied for site plan approval from the City of Mississauga for an 80,000 square foot 'Green' office building.

The building will be located at 2950 Citation Place in the Airport Corporate Centre at Renforth Drive and Eglinton Avenue in Mississauga across from the future Renforth Rapid Transit Station. It is to be constructed without a tenant in place.

The building is being designed is to meet the requirements for LEED Silver certification (Leadership in Energy and Environmental Design). It will incorporate the following design features:

– A building envelope that is 300% more efficient than the Ontario Building Code
– Spectrally selective glazing applied to windows
– A highly energy efficient and highly reflective roof
– An HVAC system that has been designed to improve tenant comfort while saving a
significant amount in operating costs
– Low VOC carpets, paints, sealants and adhesives will be used

Locally manufactured products.

The developers strive to create a healthy more productive workspace than conventional office buildings with the lowest possible utility costs while reducing greenhouse gas emissions to zero.

Mark Chapman of Zero Carbon Inc. refers to 2950 Citation Place as "the first zero emissions office building of its kind in Ontario." He says "It is expected to reach the highest energy efficiency rating provided for by the Canada Green Building Council. It will acheive its zero emission status through the purchase of green electricity."

According to Chapman, "A truly sustainable office solution will be constructed at 2950 Citation Place. It will offers a heathier workspace, lower utility costs and no greenhouse gas emissions." He says that “Someday all buildings will be built this way.”
